Park and Campground
Guidelines

General Park Rules:

  1. Speed Limit is 5 mph.

  2. Quiet hours are from 8:00 PM to 8:00 AM, Sunday through Saturday. All visitors must leave the property by 10:00 PM. Guests are responsible for the conduct of their visitors at all times.

  3. Fires are allowed only in approved fire rings, grills, or camping stoves and must never be left unattended. Fully extinguish fires before leaving or retiring for the night. Fireworks are strictly prohibited. Guests are responsible for any damage, injury, or loss caused by unattended, unsafe, or improperly contained fires.

  4. Guests must keep their site clean and dispose of trash in designated dumpsters. Littering and the discharge of gray or black water onto the ground are prohibited. 

  5. Motorized Vehicles: ATVs, go-carts, side-by-sides, dirt bikes, and other motorized vehicles that are not street legal and properly registered are not permitted to be operated within the park.

  6. Maximum Occupancy: Each RV site is limited to a maximum of two adults and ten total people, including children, unless otherwise approved by management in writing.

  7. Cleanliness: Guests are required to maintain their RV site in a clean, orderly, and safe condition. Sites must be returned in good condition upon departure. Excessive clutter, trash, or unsafe conditions may result in additional charges or removal from the park.

  8. Storage, Structures, and Outdoor Items: No storage of materials, equipment, or personal property is allowed without management approval. Permanent or semi-permanent structures are not permitted.

  9. RV Condition: ll RVs, campers, and trailers must be kept in good, clean, and well-maintained condition. Management reserves the right to refuse or terminate a stay if an RV is unsafe, poorly maintained, or unsuitable for the park.

  10. Clotheslines and Outdoor Laundry: Clotheslines are not permitted. Laundry may not be hung on fences, trees, vehicles, or the exterior of RVs.

  11. Sewer Hookups: Guests are responsible for maintaining a secure, closed connection between their sewer hose and the park sewer connection. Any plumbing issue, sewer spill, cleanup, repair, or damage caused by the guest’s equipment or improper connection will be the guest’s responsibility and expense.

  12. Firearms, fireworks, explosives, and weapons are governed by applicable city, state, and federal law. Illegal drugs are strictly prohibited. Alcohol and cannabis use are permitted only inside the guest’s RV. Outdoor drinking or cannabis use at RV sites, park roads, or common areas is not permitted. Excessive drinking, intoxication, disorderly behavior, or conduct that disturbs others will not be tolerated.

  13. Each site is limited to two vehicles unless otherwise approved by management. Vehicles must be parked only in designated areas for the assigned site. Guests may not park on another site or an empty site without management permission. Fluid changes, mechanical work, and non-emergency vehicle repairs are prohibited. Emergency repairs, such as a flat tire, require management approval. All park buildings and common indoor areas are nonsmoking.

  14. Guests must conduct themselves respectfully toward staff, management, other guests, visitors, and neighboring properties. Disorderly conduct, harassment, threats, excessive noise, public intoxication, urinating outdoors, or failure to follow park rules may result in immediate termination of camping privileges and removal from the property without refund.

  15. Hobbs RV Park provides transient occupancy for recreational, temporary, and monthly camping stays only. Guest agrees they are a transient guest and not a tenant. Management may amend, update, or supplement Park Rules, policies, fees, or rental rates at any time.

  16. Guests stay at Hobbs RV Park at their own risk. Guests are responsible for their own safety, property, vehicles, RVs, pets, minors, visitors, and personal belongings. Hobbs RV Park is not responsible for accidents, injuries, theft, loss, damage, weather events, acts of nature, acts of God, utility interruptions, or other incidents beyond the park’s control.

 

​PAYMENT POLICIES:

  1. Rent and Due Dates: Rent is due on the first day of occupancy and on the 1st day of each following month for monthly guests. A $10.00 per day late fee applies after the third day past the due date. If payment is not received after seven days, management may issue a notice to pay or leave and may terminate the reservation or stay.

  2. Refunds: Deposits are non-refundable, with no exceptions. Refunds for reservations are generally not permitted. Any refund request must be reviewed and approved by management and will only be considered in extenuating circumstances. Approval of any refund is at the sole discretion of Hobbs RV Park management. If a refund is approved, it will be processed through the original payment method when available. If the original payment method is unavailable, a Camp Credit may be issued instead.

  3. Online Payments: We encourage you to pay your bill online through the Campspotlink emailed to you each month.

  4.  Transaction Fees: 

  • Credit and debit card payments for long-term stays of 30 nights or more may incur a 3% transaction fee.

  • ACH/direct debit payments do not incur a guest transaction fee when offered through the park’s approved payment system.

  • NSF payments, reversals, failed payments, or chargebacks may result in additional processing fees from Campspot, or the park’s payment processor. These fees may be passed along to the guest. Failed payments may also result in loss of direct debit privileges.

  • Hobbs RV Park does not accept checks.

CANCELLATION POLICIES:

  1. All cancellations are subject to a $15.00 processing fee.

  2. Cancellations made 10 days or more before the scheduled arrival date may be eligible for a refund of the reservation amount paid, less the $15.00 processing fee. Deposits remain non-refundable, with no exceptions.

  3. Cancellations made 9 days or less before the scheduled arrival date are not eligible for a refund unless approved by management due to extenuating circumstances. If approved, Hobbs RV Park may retain up to 50% of the total reservation amount, plus the $15.00 processing fee.

  4. Cancellation Policy: While there is no cancellation fee for monthly Guests, you will be charged the greater Full Monthly rate for your final month unless a 14-day notice is given in writing to Management.

  5. Refunds are only processed through the original payment method. If that method isn’t available, a Camp Credit will be issued instead.

 

PET RULES:

  1. No aggressive dogs or aggressive animals are allowed. Any pet showing aggression, excessive barking, or disruptive behavior may result in removal from the park without refund.

  2. Pets must be leashed at all times unless inside the designated pet area.

  3. Pets may not be left unattended outside at any time.

  4. Guests must clean up after their pets immediately.

  5. Pets must be registered with management and must be current on vaccinations.

  6. A maximum of two dogs per RV site is permitted unless otherwise approved by management.

  7. Pets are not allowed in the office or other restricted common areas.

  8. Service animals are handled in accordance with applicable law. Emotional support animals are not recognized as service animals under New Mexico law.
